HOW TO GET YOUR BUILDING DESIGNED AND BUILT.
Code, Zoning, Property research
We research your property and make sure we can design and build the building you want on the property. We check for any setbacks, zoning or any other code issues.
Site Survey
This allows for correct placement of the building on the property and is usually required by the local building department. The drawings we do shows the building in 3D on the property.
OTHER REQUIREMENTS
In some situations and soils report, structural engineer may be required, depending on the slope and features of the property.
PERMIT DRAWINGS
This is done is two phases. Phase 1 is the schematic or initial rough layout and floor plan. This defines the scope of the project and finalizes the floor plan so we can proceed with the rest of the
drawings set.
DEFINE MATERIALS AND FINISHES
Finishes for the floors, walls, cabinets, countertops, etc. are all defined in the drawings. This allows for materiality to be understood and budgeted.
CONSTRUCTION DRAWINGS
Once all of the details and various aspects of the building are defined, the construction drawings set can be finalized to be ready to build.
SUBMIT THE DRAWINGS TO THE BUILDING DEPARTMENT
The permit drawings are submitted to the local building department for an initial plan check and review. This is when the local building department provides feedback (if any) on any potential
adjustments that may be needed. At the end of this step, a permit for construction is issued.
SCHEDULE THE BUILD
At this point, we can schedule the build and order materials. Due to the volatility of construction materials changing, this is when the final budget is determined. Scheduling multiple
sub-contractors, equipment and ordering components and materials must all by in sync to have a smooth and efficient build process.

- WASTE WATER TREATMENT [9]
Treat and Clean greywater. Flush toilets with treated greywater, clean and clear. Imrproves and adds to conventional systems without replacing. Waste Water planters provide for prolific food
production.
- HEATING & COOLING [10]
Keep the building warm in the winter and cool in the summer with little to o utility bills / fossil fuels. This increases both psychological and physiological comfort.
- WATER SUPPLY (AND WATER HEATING) [11]
Catch water from the sky, supplement with a well or city water. Filter and clean all water to household use and potable drinking. Heat the water with electricity and/or propane/natural gas.
- ELECTRICITY [12]
Solar and/or wind, grid intertie or completely off-grid. Independent and clean energy providing more than enough electricity in any climate.
